If you have icicles hanging from your roof, you probably have ice dams building up. These can cause damage to your home or building. An ice dam is a ridge of ice developing at the edge of a roof which prevents melting snow from draining off the roof. Melting snow above it makes the dam grow bigger. Water above will back up behind the ice dam and remain as a liquid. The water finds cracks and openings in the exterior roof covering and flows into the attic space. From the attic it can flow into the home and damage exterior walls, insulation and ceiling. Ice dams force water to “back-up” on a roof and cause leakage.
Ice dams usually occur from improper insulation in attics and are caused by differences in roof surface temperatures which occur from heat loss from within. Warm air from the house will rise into the attic space and heat the roof. Ice dams can actually be prevented by controlling the heat loss from the building.
